Hanover Square

Hanover Square sits close to Swansea's centre, and the streetscape gives it away: converted terraces, blocks of flats, and the density of a place built for people who came without cars. Just over four hundred people are packed into a patch that feels far busier than that number suggests, and the tenants and young singles you pass on the street match what the sales data shows — this is a flat-buying, freehold-leaning market, not a semis-and-driveways suburb.

The money picture is worth sitting with before anything else. Median house prices here land at 40% below Swansea's own median, and the going rate for a flat is noticeably under what a flat costs across Wales generally — this is one of the more affordable corners you'll find inside a city boundary. That affordability comes paired with a low income decile, which tells you something about who the area has traditionally housed: people for whom the low buy-in price is the whole point, not a bonus. Two primary schools appear in the local mix, Pentrechwyth Primary and St Illtyds, both small enough that you'd know the name of the headteacher within a term.

Then there's the number that doesn't fit the rest of the pattern. Everything else here — connectivity, environment, housing stock, transport — grades out around or above the Welsh average, solid B-band territory. Safety is the outlier: the crime rate runs more than seven times higher than Swansea's own city-wide figure, driven hard by violent and sexual offences, which alone account for close to four in ten recorded incidents, with shoplifting and anti-social behaviour making up most of the rest. That's the fact that shapes everything else about deciding to live here — not the flats, not the price, this.
