Summary of Cherry Tree
Cherry Tree sits on the edge of Marple, the kind of semi-detached, hedge-fronted streetscape where cars outnumber people on the pavement and the loudest thing most days is a lawnmower. The median age here is 49, a decade above the national figure, and that shows in the pace: this isn't a place geared around a high street buzz, it's a place people settle into rather than pass through.
Property here leans heavily semi-detached and freehold, and the numbers back up the visual: eleven of the sixteen recent sales were freehold, only one was a flat, and nothing was new-build. A median sale price of £312,500 is above the national £281,000 and comes in about 6% over Stockport's own average, so a For Sale board on this street is pitching to a buyer who wants a settled, unremarkable house rather than a fixer-upper or a new development. For commuting, Marple Rail Station covers the practical end of things, and Ludworth Primary School, rated Good, gives families a solid, if not spectacular, local option — there's no Outstanding-rated school flagged in the immediate picture, which is the one soft spot in an otherwise comfortable set of figures.
The green space allowance nationally would put you at just over 11 hectares per thousand people, and while Cherry Tree's own figure isn't listed, the character fits: this is a walk-the-dog-round-the-block-and-into-Marple-proper kind of place rather than a restaurant-hopping one — there's no named food venue or restaurant count in the picture here, so eating out likely means heading into Marple itself rather than staying on the doorstep. Full fibre reaches 85% of the area, which is a quietly useful fact for anyone working from home on those quieter days. Health is graded solidly (a B), and the overall character grade of B+ across affordability, connectivity and transport paints an area that is comfortable rather than flashy — decile 6 on both income and deprivation measures, squarely mid-table nationally rather than a standout in either direction. Crime is recorded as zero incidents in the last 12 months, though with a population of just 120 that reflects the area's small scale as much as anything else, and it's the environment grade — a clean A — that stands out as the strongest note in the set.
