Weston-on-Avon

Weston-on-Avon reads as detached houses behind hedges and gravel drives, the kind of place where cars outnumber pedestrians and nobody's in a hurry. It's a village in the fullest sense — 357 people, fields doing most of the work between buildings — and the sort of spot that attracts people who've already done the busy years elsewhere. The median age of 53 tells you as much: this isn't a starter-home postcode, it's where people land once they want quiet and can afford to choose it.

That quiet comes at a price, literally. A median sale price of £511,000 sits well above the Stratford-on-Avon district figure, and the property mix — mostly detached, mostly freehold, with a For Sale board here almost always meaning a proper family house rather than a flat conversion — confirms this is not a place you buy into casually. Schools are thin on the ground by design; Welford-on-Avon Primary, rated Good, is the visible option, and its presence alongside an "A" grade for schools overall suggests families here are choosing quality over choice. Transport is modest too — a couple of stops rather than a station of its own — so this suits someone who drives, or who has already arranged their commute around a car rather than a platform.

The green space is small in acreage but the whole village functions as an extension of it — under a hectare of formal park, technically, but with the Avon and its surrounding farmland doing the actual work of a weekend. There's no restaurant scene to speak of here, so eating out means driving into Stratford or one of the neighbouring villages; this is a place you cook in, not one you're fed by. Healthcare and day-to-day errands follow the same logic — nothing is on your doorstep, everything is a short drive, and you either find that restful or don't.
