Summary of West Lavington
West Lavington is the kind of village where the houses do the talking: detached, set back, freehold, and priced like it. There's no high street bustle to speak of here — this is a place of large plots and quiet lanes rather than shopfronts, and the sort of settlement where you notice the cars in the driveways before you notice anything else.
The property market tells you most of what you need to know. Every recorded sale here in the sample was a detached freehold home, with a median price around £750,000 — a figure that sits comfortably above both the Chichester district average and well clear of the regional and national norms. That's not a village easing you in gently; a For Sale board on this street is aimed at buyers who've already traded up once or twice. Against the wider Chichester district, prices run notably higher, and against the national figure the gap is larger still. Council tax reflects the same story, with Band D charges above the national median. This is not a stretch for first-time buyers so much as a landing point for those later in their working lives — the median age here is just under 56, close to fifteen years above the national figure, and that skews everything from the pace of the place to what the local schools' catchment feels like on the ground.
Day-to-day, West Lavington runs light rather than full. There's a single named green space, modest in size, and with a population of only around 115 the whole area has the low-density, hedge-and-field feel its position in the South East countryside suggests — nothing like the density of a town, closer to a scattering of homes and land. Broadband is solid rather than exceptional, with about two-thirds of properties on full fibre, so working from one of these houses is realistic without being cutting-edge. Transport is the pleasant surprise: despite the size of the place, connectivity grades come out strong, suggesting road and rail links serve it better than you'd expect from a village this small — useful if you're commuting into Chichester or beyond rather than relying on anything within walking distance.
