Waltham St Lawrence

Waltham St Lawrence reads as postcard England before you even reach the green: brick and timber cottages, long gravel drives, detached houses set back far enough that you rarely see a bin out on the road. Sales here are entirely detached freehold, and with a median sale price north of £1.3 million, this is not a place where anyone is quietly waiting for a starter home to come up. The population is tiny and skews older — median age is pushing 50, a decade above the national figure — which tells you as much about the pace of life as any brochure could.

There's no rail station in the picture here, so this is a village built around cars and lanes rather than platforms and season tickets; if you need a daily commute into London or Reading, you're doing it by road, and that shapes who ends up living here as much as the school gates do. On schools, the local primary is community-run and the nearby Knowl Hill Church of England Primary Academy carries a Good rating — solid, unspectacular, the kind of setup that suits families who've already decided the house matters more than the Ofsted letter. Council tax band D sits close to £1,030, cheaper than the national band D average, which is a small mercy given everything else here runs well above the norm.

The green space is modest in raw terms — a handful of pockets totalling a little over two hectares — but with only around a hundred people spread across the village, that goes a long way, and the overall environment grade sits at the top of the scale. Crime is genuinely low in absolute terms, just a handful of incidents across the year, which is what you'd expect somewhere this size and this quiet; the safety grade reflects that, and the trend has been flat rather than drifting either way. The one number worth pausing on is the comparison to the wider Windsor and Maidenhead area: the local crime rate reads as sharply higher than the borough's own average, and violence and sexual offences make up a third of the (small) crime count. With numbers this low, a couple of incidents can swing a percentage wildly, so read it as a flag to check the detail rather than a verdict — but it's the one grade that doesn't match the otherwise pristine picture.
