Wallington Heath

Wallington Heath is detached-house country: big plots, freehold-only sales, and a streetscape that reads as settled and comfortable rather than showy. The median age sits well above 55, a good fifteen years past the national norm, and that shows up in the quiet rather than in anything you can point to — this is a place people move to and stay, not pass through.

The numbers back up that first impression. Every recorded sale in the area was a detached freehold, with a median price nudging £400,000 — a touch above the West Midlands region and roughly 90% higher than the Walsall borough it sits within. Income and deprivation deciles both sit at the very top of the national scale, which is the technical way of saying this is one of the better-off pockets of the country, not just of Walsall. Council tax reflects it too, running above the regional band D average. What you don't get here is a strong transport story: the connectivity grade is solid but transport itself lags, so this reads as a driving suburb rather than a commuter-rail one.

Safety is where the picture gets interesting, and worth sitting with rather than skating past. The overall grade is a comfortable B, environment and affordability both score at the top of the scale, but safety only matches that B — and the small population here means the raw crime count, while low in absolute terms, translates into a crime rate over eight times the Walsall average when compared like-for-like. Violence and sexual offences make up more than half of the recorded incidents, which is the single figure to hold in mind rather than the total. The trend is flat, not worsening, so this isn't a place sliding in the wrong direction — but it's the one grade that doesn't match the otherwise affluent, settled tone of the area, and it's worth asking a local estate agent about before you commit.
