Ty'n-y-coedcae

Terraced rows and semis line the streets here, the kind of solid, unshowy housing stock that Caerphilly county built a lot of, and the sample of recent sales backs that up cleanly — thirteen of twenty-three sales were terraced, almost all freehold. It reads as a settled, owner-occupier sort of place rather than a churn-through-tenants one: a young family or a couple upsizing from a flat in Cardiff would recognise the streets immediately, houses built for people who intend to stay.

That intention to stay is reflected in the numbers around safety, which is the real story of Ty'n-y-coedcae. Despite parent-level crime figures showing a rate startlingly higher than the wider Caerphilly average, the area's own safety grade comes out at the top of the scale — a genuine outlier against everything else here, which sits comfortably in the B range. It's worth sitting with that contradiction rather than smoothing it over: this is a small population, and a modest number of incidents (violence and anti-social behaviour make up the bulk of the total) can swing a rate hard in a place this size. Locally, day-to-day, it registers as safe; against the county's overall crime rate, the statistical comparison looks harsher than the lived experience likely is.

On schools, you're working with community primaries — Graig-y-Rhacca and Tyn-Y-Wern among them — rather than a big secondary offer on the doorstep, and there's no Estyn grading data here to lean on, so take the schools grade as a general steer rather than a verdict on any one gate. Transport is thin by design: this is a two-stop suburb, not a rail town, so anyone commuting into Cardiff or Newport is doing it by car or bus rather than stepping onto a platform. Full-fibre broadband reaching the vast majority of homes softens that a little for hybrid workers.
