Tutts Clump

Tutts Clump barely registers as a place at all in the usual sense — a scatter of houses off a lane, more hedgerow than pavement, with a population you could fit in a single classroom. There's no high street to speak of, no parade of shops to give it a public face. What you notice instead is the quiet: this is a hamlet that reads as private land dressed up as a village, and it visibly attracts people who want distance from other people rather than proximity to them.

The one sale on record was a detached freehold house that went for a million pounds, which tells you plainly what kind of buyer this place is built for — this isn't a starter-home market or a first-rung-of-the-ladder spot, it's a landing place for people who've already climbed most of the ladder elsewhere. Schooling here means independent education rather than the state system: Bradfield College and St Andrew's School both sit in the area, serving day and boarding pupils rather than the local catchment crowd, which fits a place where median age is under twenty — a figure driven by boarding rolls rather than young families settling down. There's no rail station in the picture, so anyone here is almost certainly running on a car rather than a commute timetable.

Green space is a single small pocket of land, not a park you'd plan a weekend around, and there are no listed restaurants or food venues — this is a place you drive out from for dinner, not one you eat in. The crime figures need reading carefully: the headline count over the year is tiny, low enough that a handful of incidents swings the percentages wildly, and the safety grade sits at the top of the scale despite West Berkshire's crime-rate comparison looking startling on paper — that's a statistical quirk of a very small population, not a lived reality of danger. The safety trend is flat, which is really just confirmation that nothing much happens here from one year to the next.
