The Duffryn

Detached houses behind hedges, drives with two cars on them, the kind of quiet that comes from people being at work or at the golf club rather than from any real emptiness — that's the visual shorthand for The Duffryn. It sits on the edge of Newport with the M4 in easy reach and the Celtic Manor resort practically on the doorstep, and the streets read as settled rather than transitional: this is a place people move to and then stay.

The numbers back up that impression of comfortable stability. This is among the less deprived areas in Wales on both income and general deprivation measures, and the housing stock matches — sales here are dominated by detached freehold houses, with a median sale price around £342,750, comfortably above both the Welsh average and well above the Newport-wide figure the area sits within, at nearly 59% higher. There's no new-build estate churn pushing prices about; what turns over is turnover itself, and even that is modest, well below the Welsh average rate. Marshfield Primary School serves the area for families with younger children, and with a median age of 43 — right in line with the Welsh average — this reads as a place of established households rather than a first-rung starter suburb. Connectivity gets a solid grade, and full fibre reaches the large majority of premises, so working from one of those detached houses is a realistic proposition alongside any motorway commute.

Green space and the general environment grade here are strong, which tracks with the low-density, hedge-and-garden feel of the streets, and this is clearly not a place built around a nightlife strip — that grade is the area's weakest, sitting well below everything else, which is the honest trade-off of a quiet residential suburb over a town centre. The one number worth sitting with is crime: the overall safety grade is high and the trend is flat, but the comparison to Newport as a whole shows a rate startlingly higher than the borough average, driven mostly by violence and sexual offences and anti-social behaviour in the local breakdown. With crime counts this small, a handful of incidents can swing the percentages hard, so it's worth reading as a data quirk of a small sample rather than a lived pattern — but it's the kind of figure worth asking a local about before you commit, not after.
