Streatham Common

Streatham Common's streets are a mix of Victorian terraces and mansion-block conversions, with the green expanse of the common itself doing a lot of the work in how the area feels — more breathing room than the London-suburb average, and it shows in the pushchairs and dog walkers cutting across it at all hours. It's a place that attracts people who want a proper patch of grass without leaving the city behind, and the population skews younger than the national median, though not dramatically so.

The practical picture here is a good one on paper: schools carry an Outstanding-heavy record, led by St Andrew's Catholic Primary School, and Bishop Thomas Grant Catholic Secondary School posts a solidly positive progress score, so families staying through secondary age aren't gambling. Housing, though, tells a more mixed story — flats dominate the sales here, leasehold outweighs freehold by a clear margin, and a For Sale board is more likely to be advertising a two-bed conversion than a house with a garden. Prices sit below Lambeth's borough median, which softens the entry point a little, but affordability still grades poorly against national norms, and rents run well above the England-wide figure. Connectivity and transport both grade comfortably above average, so a stop or station is generally close at hand even without a Zone 1 postcode.

Weekends here are built around the common and its café culture rather than a big night out — the nightlife grade is middling, which fits a place better suited to a dog walk and a coffee than a late one. Green space is generous relative to how dense the area is, and that combination of packed streets with a big shared lawn is really the defining rhythm of life here. Crime is where you have to look twice: the overall safety grade holds at a respectable level, but the raw rate sits meaningfully above the borough's own average, driven mostly by anti-social behaviour and violent and sexual offences rather than burglary or car crime — worth registering as the one grade that doesn't match the polished picture around it. It's flat rather than worsening, so nothing here is spiralling, but it's not a rounding error either.
