Summary of Stratford St Mary
Stratford St Mary announces itself in timber-framed cottages and a scatter of detached houses along the old Ipswich road, the sort of place where the traffic passing through outnumbers the residents living there — the village counts under forty people by the numbers that matter, and it feels like it.
The one school, Stratford St Mary Primary, is rated Good and takes just under ninety children, which tells you most of what you need to know about family life here: small, known, unhurried. There's no rail station listed for the village itself, so this isn't a commuter-belt outpost with a platform at the end of the lane — you're buying into road access and a car, not a season ticket. The median age sits at 50, a decade and a half above the national figure, and that skew matters more than any single statistic here: this is a settled, older population, not one cycling through rentals.
Money-wise, the place punches well above its region. The median sale price of £650,000 is more than double the national median and comfortably above what Babergh, the wider district, manages — this village is pricier than its own parent area by a noticeable margin. Every recorded sale was freehold, and the mix leans towards detached houses and a catch-all "other" category that in a village like this usually means characterful, older stock rather than anything new-build — there's none of that here at all. A board outside one of these houses is selling permanence and land, not a starter home.
