Stirling Corner

Stirling Corner reads as a scatter of large detached houses and gated driveways rather than a conventional high street — this is a pocket of Barnet where the properties do the talking and there's little in the way of passing footfall to distract from that.

The numbers behind the school gate are the strongest thing here: an area-wide Ofsted picture that sits well above both the London and national average, which matters if you're the sort of household with a car in the drive and older children heading toward secondary options. That fits the wider profile — a median age north of 44, comfortably older than both the regional and national norm, suggesting a settled population rather than a churn of first-time buyers. Housing follows the same logic: sales here skew toward flats on paper, but the money sits in detached family homes, split fairly evenly between freehold and leasehold, and the typical sale price is comfortably above what you'd pay across Barnet as a whole — this is a place bought once and stayed in, not flipped.

That settled, well-off character shows up again in the wider grade pattern — strong marks for schools, health, environment and housing, the kind of profile you'd expect from one of the better-off corners of outer London. Connectivity is the one grade that breaks the pattern, and it's worth sitting with: this isn't a place that rewards you for skipping the car. Safety grades similarly well, and the trend is flat rather than rising or falling, though it's worth knowing the local crime rate sits far above the borough average Barnet reports — a function, most likely, of how small and specific a patch "Stirling Corner" actually is, since a handful of incidents here move the percentage a long way. Violence and anti-social behaviour top the list, in line with what you'd see across most of London.
