St. Stephen's

St. Stephen's reads like the edge of St Albans doing very nicely for itself: period terraces and converted flats along quiet streets, cars that skew German, and a hush that suggests most people here are past the stage of needing to prove anything. It's a small pocket — barely 300 people by the numbers — packed in at a density well above the regional norm, which tells you this is flats and terraces rather than sprawling gardens, even if the money says otherwise.

That money is the real headline. Sitting in the top income and deprivation deciles nationally, this is one of the more comfortable corners of the East of England, though even here it runs a shade cheaper than St Albans as a whole — about 10% below the parent district's median. Terraces here sell for well over triple the national terraced price, and flats for roughly double theirs; freehold outnumbers leasehold, and a "For Sale" board on this street is almost always attached to a Victorian or Edwardian terrace rather than anything new-build, since none of the recent sales here were new. Schools follow the same pattern of quiet excellence — St Michael's Church of England Primary carries an Outstanding rating, and independent options like St Albans School and St Columba's College sit close by, which explains why families who can afford the terraces tend to stay put; the median age of 46 is a decade above the national figure, suggesting this is a place people settle into rather than pass through.

The green space — nearly 55 hectares across four sites — plus the area's A+ environment grade point to a weekend built around walking rather than driving somewhere else for air. It's not a place bristling with restaurants or nightlife venues by the numbers, but the B+ nightlife grade suggests St Albans' own centre, with its bars and eating-out scene, does a lot of that work by extension. Full-fibre broadband reaching close to 80% of properties means working from home here is a practical, well-supported choice, not a compromise.
