Summary of St. Johns Grove
Terraced Victorian rows dominate here, redbrick and tight to the pavement, with the odd semi breaking up the streetscape where a Georgian square once stood — this is inner Wakefield, not a village green. The density is nearly double the national average, and it shows in the way houses sit close, gardens are small, and the church schools and corner shops are woven straight into residential terraces rather than set apart on a high street.
For commuting, Wakefield Kirkgate Rail Station gives you a line out without needing a car, and with a median age of 35.8 — younger than both the regional and national norms — this reads as a place with working-age households and young families rather than retirees. St Austin's Catholic Primary and Wakefield St Johns CE Junior and Infant School anchor the local school offer, though Ofsted ratings aren't published for either in this data, so you're working from reputation and the school grade (a solid B) more than a headline judgement. Housing itself is the real story: a Terraced, majority-Freehold market with a median price of £161,000, sitting below even Wakefield's own average and well under the national figure — this is a place where a first-time buyer's budget stretches further than almost anywhere else on the list, and the flats here (median £129,950) undercut the national flat price by nearly half.
Green space is generous for the density — 12 sites across almost 24 hectares gives you more breathing room per resident than the regional average, useful when the streets themselves feel packed in. What's harder to soften is the safety picture: crime sits well above the parent authority's own rate, driven overwhelmingly by violence and sexual offences and shoplifting, which together account for over half of all recorded incidents. That's the one grade that breaks the pattern — an area with A-grade environment and B-grade housing and transport, but a C for safety and a D+ for health, which matters more day-to-day than any single crime statistic. Full fibre coverage is strong, nearly universal, so working from home is well supported even if the health picture asks more questions than it answers.
