Shelsley Beauchamp

Shelsley Beauchamp is the sort of place where the houses do the talking before you've even parked: detached, set back, mostly freehold, the kind of streetscape where a "For Sale" board means one household leaving and one arriving, not much churn in between. With just over two hundred people spread thinly across the parish, this isn't a village with a high street pulse so much as a scatter of homes that happen to share a name.

The numbers back up what you'd guess from the gates and the gravel drives. Detached houses dominate the recent sales here, all of them freehold, with a median sale price around £332,000 — a touch above the wider Malvern Hills district and comfortably above the national median, though not eye-watering by the standards of the priciest English villages. Council tax band D sits close to national norms too. This is solid rural-middle-England money, not showy wealth, and the median age of 51 tells you who's buying: people well past the school-run years, often the second or third owners of a house they intend to stay in.

Which shapes what there is to do here. Green space is thin on paper — under half a hectare across two plots — but that undersells it, because the real amenity in a place like this isn't a council-mapped park, it's the surrounding Worcestershire countryside that doesn't show up as a line item. There's no cluster of restaurants or a run of independent shops to describe; life here is built around the house and the garden and the drive to somewhere else for dinner. Clifton upon Teme Primary School, a small community school with under eighty pupils, is the nearest schooling option in the data, though its Ofsted rating isn't recorded — worth a direct check if children are part of the plan. Crime is genuinely low in absolute terms, just six incidents logged over the year, and the safety grade sits at the top of the scale despite violence and sexual offences making up the largest single share of that small number — a pattern common in villages this size, where a handful of incidents can dominate the percentages without meaning much is actually happening on the ground.
