Sharmans Cross

Detached houses on quiet plots, hedges trimmed, cars on the drive rather than the street — Sharmans Cross reads as settled, comfortable, and largely uninterested in impressing anyone. This is the kind of suburb where the For Sale boards say "Freehold" and mean it: of the recent sales here, the clear majority were detached homes bought outright rather than leasehold flats, and freeholds outnumber leaseholds by more than three to one. A median house price around £587,500 sits well above both the regional and national norms, and with this postcode ranking in the top decile for both income and general deprivation measures, it's fair to say this is one of the more comfortable corners of the West Midlands.

The practical picture is straightforward rather than exciting. Solihull Rail Station serves the area, which matters more than it might sound — it puts Birmingham within easy commuting reach without needing to live in the city itself. Schools are a mixed bag by name recognition rather than by quality: Streetsbrook Infant and Blossomfield Infant and Nursery both carry Good ratings, and St Peter's Catholic School covers secondary-age children with a solid Progress 8 score. The median resident is pushing 47, noticeably older than the national average, which tallies with a place built for people staying put rather than moving through.

Green space is modest but present — eight sites totalling around 19 hectares, enough for a proper dog walk without being a destination in itself. The safety picture is where the story gets interesting: this area earns a straight A for safety, yet the raw crime figures show violence and sexual offences running neck-and-neck with shoplifting as the two largest categories, and the overall crime rate sits notably higher than Solihull borough as a whole. That's not a contradiction so much as a reminder that "safer than most of the country" and "zero incidents" are different claims — the grade reflects a favourable comparison, not an empty crime log. Broadband is solid, with close to four in five properties on full-fibre connections, useful for the working-from-home crowd who've swapped a commute for a home office.
