Ruislip Common

Detached houses behind hedges, driveways with two cars, the odd horse box parked up near the common itself — this is the end of the Metropolitan line where London starts to feel like it's had enough of being London. You notice the quiet first: wide grass verges, low density for the capital, and a sense that most people here bought once and stayed.

The number that actually explains the place is the housing mix: this is Detached-and-Freehold territory, three in ten sales going to houses with a median price north of £850,000, and a For Sale board here is more likely to say "family home, own drive" than "investment opportunity." Overall it sits close to the borough on price — a shade below Hillingdon's £495,000 median rather than above it — but the flats-versus-houses split (ten flats against thirteen detached in a recent sample of thirty-nine sales) means the entry point varies enormously depending on what you're chasing. Schools follow the same settled pattern: Haydon School carries a Good rating for secondary-age children, and Whiteheath Infant & Nursery School anchors the primary years, though its Ofsted result is the one grade in this area's report card that hasn't been refreshed. Commuting is plausible rather than instant — eleven local transport stops rather than a station on the doorstep — so this suits someone who doesn't mind a short drive or bus hop to pick up a train.

Green space is the quiet strength: five spaces adding up to nearly eighteen hectares for a population under three thousand, which is generous by any city measure, and it shows in the character of weekends — dog walks on the common, not queues for brunch. Restaurant and nightlife options are modest rather than a draw in themselves, reflected in the C+ nightlife grade sitting below stronger marks elsewhere on the scorecard; this isn't an area you move to for an evening out. Safety holds up better than the borough average by a wide margin, and the crime pattern is dominated by violence-and-sexual-offences and anti-social behaviour categories that track city-wide trends rather than anything specific to these streets — burglary and vehicle crime sit further down the list. Health services score more modestly than the rest of the profile, the one dip worth knowing about before you commit.
