Royal Sutton Coldfield

Sutton Coldfield reads as Birmingham's more settled cousin — wide Victorian and Edwardian streets, hedged front gardens, the kind of place where a detached house is the norm rather than the aspiration. The town centre still has its own gravity rather than functioning as an extension of the city, and the population skews older than the national picture, with a median age well into the forties. This isn't a place in transition; it's a place that already knows what it is.

That settledness shows up in the school run and the season ticket alike. Bishop Vesey's Grammar School, rated Outstanding, sits alongside a cluster of Good-rated academies like Fairfax and St Joseph's, and the town's own rail station anchors six stations in total — Four Oaks, Wylde Green, Butlers Lane and Chester Road among them — which means a commuter can realistically choose their platform rather than their postcode. Housing follows the same logic: detached and semi-detached homes dominate the sales here, freehold is the norm, and a typical detached property changes hands for around £515,000, well above the national detached average. A For Sale board here is usually announcing a family upsizing or downsizing within the area, not a first step onto the ladder — flats are the one segment where local prices actually undercut the national median, which tells you who isn't the target buyer.

The green space is genuine rather than incidental — with getting on for 200 hectares spread across a hundred separate sites, there's always a park within reach of wherever you've parked the car, and the density of schools and services around them makes weekend life feel organised rather than improvised. Council tax bites a little less hard than the regional norm, and the broadband picture is solid, with full-fibre reaching the large majority of homes. Safety is where the pattern breaks in the town's favour: crime here runs meaningfully lower than in Birmingham as a whole, and the area earns the top safety grade even though violence and sexual offences still account for over a third of recorded incidents, with shoplifting a distant second — a reflection of any town centre with footfall, not a sign of a rough edge. The one grade that doesn't match the rest is transport, marked down despite the rail choice, which likely reflects thinner local bus provision rather than any difficulty reaching the city.
