Summary of Rotherfield Greys
Rotherfield Greys is the kind of village where the housing stock does the talking: detached and semi-detached houses on quiet lanes, hedges rather than fences, and barely a flat in sight. There's no high street to speak of, no cluster of shops pulling in passing trade — this is a place people drive to reach, not stumble upon, and that fact alone tells you most of what you need to know about who ends up living here.
The numbers back up the impression. With a median age pushing 52 against a national figure closer to 40, this isn't a village of young families jostling for school places — it's a place people move to once they've already done that stage of life, or arrive at with grown children in tow. Property sales are thin on the ground — only a handful of transactions to go on — but they point firmly toward detached and semi-detached freehold homes changing hands well above £800,000, against a South Oxfordshire district median of £425,000. That's not a typo you should second-guess: this corner of the district sits meaningfully above its own parent area, let alone the regional or national picture, and it places Rotherfield Greys among the more expensive small pockets of the South East.
Green space is generous relative to the size of the population — three named areas covering over 44 hectares for fewer than 500 residents — so garden and countryside access isn't something you negotiate for, it's simply there. What's thinner is the everyday infrastructure: six transport stops in total and no rail station recorded for the village itself means this isn't a place for someone who needs a station within walking distance; you commute by car, or you don't commute far. Full-fibre broadband reaches two-thirds of premises, which is serviceable for home working but not exceptional.
