Preston-on-Tees

Preston-on-Tees sits away from any main road clutter — the kind of place where you notice detached houses with gravel drives before you notice anything resembling a shop front. It reads as a village people move to rather than pass through, and the quiet is the point.

There's not enough here to build you a proper picture of schools, trains, or crime figures for this specific hamlet — the local data simply hasn't come through. What we can say with more confidence is the housing market context: this pocket of the North East sits inside Stockton-on-Tees, where the typical house price across the borough is £162,000, well under the regional median of £155,000 for smaller markets and a long way under the £281,000 seen nationally. Given that Preston-on-Tees is the kind of detached-house hamlet that tends to sit above its borough's average, you'd expect asking prices here to run noticeably higher than the Stockton-wide figure suggests — this is the pricier end of the authority, not the typical end.

Beyond that, I'd be guessing, and this isn't the place for guesses. If you're weighing this up, treat it as a starting point for your own digging on the schools, the trains, and the street-by-street feel — not a finished answer.
