North Kelsey

North Kelsey looks the way you'd expect from the name: detached houses on generous plots, a scattering of farms and paddocks around the edges, and very little passing traffic that isn't headed somewhere else. It's a village in the fullest sense — no high street to speak of, no crowd to blend into, just the kind of quiet that either settles you or gets under your skin within a fortnight.

The numbers behind that quiet are telling. This is a place with a median age nudging 53, well above the national average, and a population so small that a single crime report moves the annual count. Don't read too much into the crime breakdown's percentages — they're proportions of a handful of incidents, not a pattern of anything, and the area's safety grade sits comfortably ahead of the national norm. Housing here is almost entirely freehold detached homes, sold at a median around £338,500 — pricier than the wider West Lindsey district by more than half, though still roughly mid-table when set against house prices nationally. A "For Sale" board on this street is advertising space and privacy, not a starter home.

Schooling is thin by design rather than neglect — there's Kelsey Primary School in the village itself, plus Grasby All Saints Church of England Primary a little further out, both small community-style primaries rather than through-schools, so families here are planning for a secondary move elsewhere from the outset. Broadband is respectable rather than exceptional, with a bit over three in five properties on full fibre, which matters if you're weighing up working from home against the reality that public transport is thin on the ground — three stops locally and no rail station in the picture. Anyone commuting by train is doing so from a station outside the village, car keys in hand to get there first.
