Maes-y-Groes

Maes-y-Groes is streets of semi-detached houses, pebble-dashed and net-curtained, the kind of place where the cars parked outside are a few years old and nobody's in a hurry. It sits on the edge of Denbighshire's town-and-country patchwork, and it reads as settled rather than smart — this isn't a place people move to reinvent themselves, it's a place people stay.

The numbers back that up. A median age near 47, well above the Welsh average, tells you this is a street of longer-term residents rather than young professionals passing through, and with only two transport stops recorded, life here runs on cars and short local journeys rather than commuting to Chester or Manchester on the train. Housing is almost entirely freehold semi-detached stock — of fifteen recent sales, twelve were semis — and at a median price around £192,500, it sits a touch above Denbighshire's typical £185,000 but well under the Welsh average of £208,000, meaning a "For Sale" board here still signals modest, ordinary bricks and mortar rather than anything aspirational. On the deprivation measures, Maes-y-Groes lands in the third decile for overall deprivation and second for income — among the more deprived areas of Wales — which sits oddly against an overall grade of B+, and that gap is worth sitting with rather than skimming past.

That gap sharpens when you look at safety. The area's grades across affordability, environment, housing and schools all cluster comfortably around B+ or better, painting a picture of a decent, liveable suburb — until you hit a C+ on safety, the one grade that breaks the pattern. Shoplifting and violent or sexual offences together account for over half of recorded crime, and the crime rate here runs enormously higher than Denbighshire's borough-wide average. It's the kind of statistic that needs context — this is a small population base, so a modest number of incidents produces a startling rate — but it's not a detail to wave away either; it's the one thing in this file that doesn't match the rest of the story. Fibre broadband is solid, with close to four in five properties able to get full-fibre, so working from home here is practical even if the daily commute isn't rail-based.
