Lower Holloway

Housing tells the same story from a different angle. A For Sale board here almost always means a leasehold flat — leasehold accounts for the overwhelming majority of sales, freehold barely registers — and the median price of £580,000 is actually a touch below the Islington borough figure, about 9% cheaper than the borough as a whole. Against the national median it's still well over the odds, but by London standards you're not paying a premium to be here, you're paying inner-London prices for outer-London polish. Rents follow suit at just under £2,850 a month, which will concentrate the mind of anyone renting rather than buying. Green space is genuinely thin — thirteen small pockets adding up to under five hectares, well below what you'd find in most of London — so this isn't an area that rewards people who want a proper park on the doorstep; it rewards people who'll use the city instead of the garden.

Crime is the other number worth sitting with honestly. The local rate runs more than double the Islington borough average, and anti-social behaviour and violent offences together account for nearly half of all recorded incidents — a pattern more typical of dense, nightlife-heavy inner-city strips than leafier suburbs. That tracks with the area's A+ nightlife grade: this is a place that hums after dark, which is exactly why some people love it and others find it wearing. Health provision scores well, connectivity is solid with fast broadband widely available, but safety and environment both sit only around the national average rather than above it. Put together, Lower Holloway suits people who want central-London energy, decent transport and a strong local school within reach, and who are prepared to trade green space, quiet streets, and a lower cost of living for all of it.
