Summary of Little Missenden
Little Missenden is the kind of place where a farmhouse sits behind a flint wall and the loudest thing on the street is a pheasant. Detached brick-and-timber houses set back from the lane, no shopfronts to speak of, and a population so small it barely fills a school hall — this is a village in the older, quieter sense of the word, not a commuter dormitory dressed up as one.
The practical picture here has to be read carefully, because the numbers are tiny rather than dramatic: three recorded crimes in the past year gives it an A for safety, but with a population of 80 that's really a comment on how little happens here at all, not a statistical trend. Buckinghamshire as a whole has a lower crime rate, so the comparison flatters the county more than it damns the village. Schooling is thin on the ground by design — Little Missenden Church of England School serves the village itself, small enough that you'd know every family by name, while Hyde Heath Infant School, rated Good, sits within reach for those casting slightly wider. There's no rail station listed for the village, so anyone commuting will be doing it by car to a station elsewhere, and that's worth sitting with before you commit to a viewing.
Green space is where the arithmetic gets interesting: six pockets of it packed into a very small footprint, more per head than the regional average, which explains the appeal to the sort of household that wants a garden, a view, and a dog rather than a restaurant scene — there's no meaningful dining or nightlife data here, and that absence is itself the description. Property tells the same story from a different angle: detached freehold homes dominate the handful of recent sales, median price sitting close to £880,000, well above both the Buckinghamshire and national norms, with a wide spread between the cheaper end and the top suggesting a mix of cottages and substantial family houses rather than one uniform housing stock. This is a place people buy into rather than rent through — leasehold barely features, new-build doesn't feature at all.
