Summary of Little Haywood
Detached houses on generous plots, gravel drives, hedges trimmed with intent — Little Haywood reads as a village for people who've already done the hard climbing and just want somewhere settled to land. The median age here is nearly sixty, a full two decades above the national figure, and you feel that in the pace: this isn't a place with a young commuter crowd spilling out of a station at 6pm, it's a place where the cars in driveways stay put most of the day.
The housing stock tells the same story before you even see a for-sale board: three in four sales here are detached, almost everything is freehold, and there's essentially no new-build churn. A typical detached home trades for a little under the going regional rate for that type, but the village's overall median price sits comfortably above both Stafford and the England-wide figure — this is not a cheap corner of the West Midlands, it's an expensive one wearing a quiet face, and with income and deprivation both landing in the top decile nationally, it's affluent by any measure that counts. Colwich CofE Primary is the school in the picture, a small, well-regarded academy converter — fine for a village this size, though anyone with older children will want to check what secondary options sit further out, since none appear in the local set. Public transport is thin on the ground; five stops serve the whole area and there's no rail station in range, so this is a place that assumes a car in the drive, not a season ticket in the pocket.
