Lapford

Lapford is the kind of place where the main road, the churchyard, and a handful of terraced cottages more or less make up the view, and the people you see about are older than the England-wide average by a good decade or so — this is a village that has settled into itself rather than one still finding its feet.

The practical picture here is a mixed one. There's a station of its own, Lapford Rail Station, with Eggesford down the line too, so you're not entirely reliant on the car even out here — a genuine surprise for a settlement this size, and it's part of why the transport grade sits well above the national average. Schooling is thinner: the one sampled school, St Thomas of Canterbury CofE Primary, is small (49 pupils) and currently rated as requiring improvement, which is the one grade that jars against an otherwise comfortable set of scores — worth a visit before you assume the local primary will do. Housing runs mostly to terraced freehold cottages, and at a median sale price around £272,500 you're buying slightly cheaper than the Mid Devon average, and well under the national norm for a detached-heavy market — this is not a village of new-build estates; every sale in the local sample was a freehold, and there's no new-build stock at all.

Green space is limited in raw terms — the five patches recorded add up to under a hectare between them, so this isn't a village built around a big park, more a place where the surrounding countryside does that job instead. There's no named restaurant or pub in what's on record here, so take that as a sign to check the high street yourself rather than assume either way. Crime is genuinely low in absolute terms — a single incident logged in the past year in the immediate area, though the wider breakdown shows violence and sexual offences as the dominant category regionally, as it is almost everywhere in Devon. The safety grade lands at the top band, and it's consistent with what you'd expect walking round: quiet, watched-over, unremarkable in the best sense.
