Land Part

Detached houses on generous plots, hedges trimmed with some care, and barely a flat or a new-build in sight — this is a corner of East Devon that reads as settled rather than transient, the kind of street where cars are washed on driveways rather than parked on verges.

The age profile tells you most of what you need to know before you even look at a house particular: a median age well into the sixties means this isn't a place shaped around school runs or first-time buyer starter homes, and the one sample school in the data, Sidmouth Church of England Primary, serves the families who are here rather than defining why people move in. Housing here is overwhelmingly detached and freehold — thirteen recent sales, six of them detached, every single one freehold — which is the classic signature of a mature, owner-occupied suburb rather than a rental or new-build pipeline. A median sale price around £432,000 sits comfortably above both the regional and national medians, and roughly 35% above the East Devon district figure as a whole, so this is one of the pricier pockets within an already comfortable part of the South West.

The safety picture is the quiet spine of this place: a top grade for safety alongside solid but unremarkable marks for schools and connectivity is an unusual constellation, and it's worth sitting with rather than skipping past. The crime breakdown looks alarming at first glance — violence and sexual offences make up the largest share of a small total — but with case numbers this low, a handful of incidents can swing the percentages sharply; the overall safety grade suggests the lived reality is calmer than the category label implies. Fibre broadband reaching most premises and decent transport and affordability grades round out a picture of a place that functions well day to day without any single glaring weak point.
