Kennington Lees

Kennington Lees reads as terraced streets and post-war semis rather than new-build cul-de-sacs, the kind of place where a For Sale board tends to sit outside a freehold terrace rather than a leasehold flat — of the recent sales here, terraces and detached houses dominate, and freehold ownership runs to roughly ten times the leasehold count. It's a settled, unshowy suburb of Ashford, with a median age close to 40 suggesting families and older couples rather than a student or twenty-something crowd.

On the numbers that matter for daily life, this is a cheaper corner of the South East: a median house price around £265,000 sits well below the regional average and roughly 13% below Ashford's own median, though it's edged slightly past the national figure over the past year in a market that's otherwise been flat. Schooling is a mixed picture rather than a uniform strength — Downs View Infant School holds a Good rating, and if you have older children, Highworth Grammar School's progress scores stand out sharply against Towers School and Sixth Form Centre's weaker ones, so which secondary catchment you land in matters more here than the area-wide average suggests. With 21 transport stops serving a population of under 2,400, this reads as a place built around buses and short local trips rather than a rail commuter's base.

Green space is modest rather than generous — six pockets adding up to just over three hectares, thin against both the regional and national norm for a suburb this size — so weekends here lean more towards local parks and errands than long dog walks. The area's overall grade profile is solidly above-average, with health provision standing out as a particular strength, but nightlife and environment both sit only around the national norm, and safety, while rated respectably, carries a quieter caveat: violence and anti-social behaviour together account for over half of recorded crime, and the total sits above what you'd expect for a population this size — encouragingly, the trend here is described as improving rather than worsening.
