Hurstbourne Tarrant

Hurstbourne Tarrant reads as a scatter of brick and flint cottages along the A343, the kind of place where the pavement gives up outside the village hall and nobody minds. There's no high street to speak of, just a church, a primary school, and fields pressing in from both sides. The people who end up here tend to have already done the London years elsewhere — the median age sits around fifty, a decade and a half older than the national figure, and this is a place you move to rather than pass through.

Don't come here expecting a commute in the conventional sense: there's no rail station in the village itself, and the six transport stops on record point to bus and road rather than train. What you get instead is space and quiet — the sort of quiet that shows up in the crime figures as a single recorded incident across the last year, which is why the safety grade sits at the top of the scale even though, in raw share terms, violent and sexual offences dominate the small handful of cases logged. Schooling is thin on the ground by design rather than neglect: Hurstbourne Tarrant Church of England Primary serves the village directly, and Vernham Dean Gillum's Church of England Primary, rated Good, sits within reach for those weighing it up. There's no secondary here, so families tend to plan for that transition early.

Housing tells its own story before you even open the details of a listing: the pair of recent sales were detached, freehold, and priced deep into seven figures — a median around £1.15 million that puts this village in the top five per cent of the country on price and roughly two and a half times the borough figure for Test Valley. This is not a stretch market; it's a landing spot for people who've already built equity elsewhere and want land, privacy, and a church spire rather than a station platform. Council tax at Band D runs modestly below the national median, which barely registers against house prices at this level but softens the ongoing cost a touch. Green space is unmeasured in scale here beyond a handful of small plots, but the real amenity is the surrounding countryside itself rather than anything municipal — the Test Valley's chalk downland and footpaths do the work that a formal park would elsewhere. Broadband is patchier than you'd want for a fully remote setup, with full-fibre coverage just above half, so it's worth checking street-by-street before assuming you can work from the garden without a hitch.
