Higher Hurdsfield

Higher Hurdsfield reads as a scattering of detached houses on the edge of Macclesfield's countryside rather than a village with a high street — this is the kind of place where you notice the stone walls and the quiet before you notice any shops, because there mostly aren't any. The population barely fills a large hamlet, the median age sits well over fifty, and the whole feel is settled rather than social — people who live here have generally been here a while, or have moved out from town specifically to get some distance from it.

The property picture backs that up without any need for embellishment: this is a Freehold, Detached-dominated market — seventeen of eighteen recent sales were freehold, ten of eighteen were detached houses — and the median sale price of just under half a million sits well above both the national and North West figures, with detached homes here fetching notably more than the national detached average. A For Sale board on this lane is advertising space and privacy, not proximity to a station platform, and indeed there's no rail count worth mentioning in the data — this is a driving village. Schooling nearby leans towards small, church-affiliated primaries — Pott Shrigley CofE and Kettleshulme St James among them — the kind of tiny voluntary-aided schools that suit families who've already decided they want rural over urban.

Green space is present but modest in scale rather than sprawling, and with only a couple of named plots and a small chunk of hectares between them, this isn't a place built around a big park — it's a place where your garden or the surrounding lanes do that job instead. There isn't a restaurant or pub scene to speak of in what's recorded here, which fits: the nightlife grade is the one soft spot in an otherwise strong set of marks, the quiet outlier against decile-8 affluence and a top safety grade. That safety grade deserves a caveat, though — the crime count is tiny in absolute terms, just six incidents recorded, but the rate against population and against Cheshire East's own average comes out startlingly high, driven almost entirely by violence and sexual offences making up over half of it. With numbers this small, one or two incidents swing the percentage wildly, so it's worth reading as a statistical quirk of a very low population rather than a lived sense of danger — which the top-tier safety grade itself suggests.
