Harvills Hawthorn

Terraced rows dominate the streets here, brick-fronted and close-packed, the kind of housing stock that has been solidly working-class for generations and shows no sign of pretending otherwise. It's a young area — the median age sits under 32, well below the national figure — and the density (close to 1,900 people per square kilometre) tells you this is tightly built terrace-and-street suburbia rather than anything spread out or leafy in feel.

Money-wise, Harvills Hawthorn sits in the second-lowest decile nationally for deprivation, and the income figures put it in the lowest decile of all — this is one of the less affluent corners of the country, not just of Sandwell. And yet a five-bed sample of recent sales shows terraced homes changing hands around £200,000, with semis pushing towards £247,000 at the upper quartile — a touch below the wider Sandwell median once you allow for the small sample, and well under the national average of £349,000. Every sale in that sample was freehold, which is the pattern you'd expect from a street of solid, owned terraces rather than new-build flats or leasehold flats-above-shops. For schooling, Harvills Hawthorn Primary School anchors the immediate area with over 450 pupils on its roll — a sizeable foundation school, though no inspection grade is listed to weigh in either direction. The area's own schools grade sits respectably mid-table, a B, without any named Outstanding primary or secondary standing out in the data to hand.

Green space provision is close to the regional average per head, and the broadband picture is genuinely strong — nearly 89% full-fibre coverage, well ahead of what you'd expect for a suburb like this, which matters if you work from home. Where the picture turns is safety: violence and sexual offences make up well over half of all recorded crime here, a concentration that stands out sharply against the otherwise unremarkable spread of theft, vehicle crime and burglary beneath it. The area's own safety grade is respectable on paper, a B+, but that one dominant category is the detail worth sitting with rather than skating past — it's the single grade in this profile that doesn't match the calm, workaday feel of the rest of the picture. Transport is the other soft spot, graded C, with nothing in the rail data suggesting an easy station-and-platform commute; this reads as a place you get around by road or bus rather than rail.
