Harts Green

Harts Green is mostly semis and terraces on quiet residential streets, the kind of place where front gardens are neat rather than showy and the housing stock looks solidly inter-war rather than new-build. It's dense for a suburb — noticeably more packed than the regional average — but it doesn't feel like a place in transition; it feels settled, with a median age in the mid-thirties suggesting a mix of younger households and people who've been here a while rather than a retirement pocket or a student enclave.

Housing here reads as a straightforward step up from the city average without stretching into aspirational territory: the median price sits a little below the national figure but comfortably above what you'd pay across Birmingham as a whole, and terraces and semis dominate sales, nearly all of it freehold. A For Sale board on one of these streets is selling a family-sized house to buy outright, not a leasehold flat to a landlord — new-build is essentially absent, so what you see is what's been here for decades. On schooling, Paganel Primary and Welsh House Farm both carry Good ratings, which fits the area's overall B-grade for schools; this isn't a place chasing Outstanding results, but nor is it letting standards slip. Transport is the softer part of the picture — the C-grade here is the area's quiet outlier against a run of B's elsewhere, so anyone committing to a daily rail commute should check what's actually within reach before assuming it's easy.
