Hampton in Arden

Hampton in Arden reads as a village that has kept its shape deliberately: a scatter of detached houses and older terraces around a small centre, a station, a church, and not much passing traffic. It doesn't feel like a Solihull suburb that got lucky with a postcode — it feels like a place that decided early on to stay small, and has managed to more or less pull that off.

The practical picture here is unusually tidy for a village this size. There's a single rail station, Hampton-in-Arden, right in the place — which is the sort of thing that quietly dictates who moves here: people who want a house with some breathing room but still need to get into Birmingham or beyond without living in a car. George Fentham Endowed School, the village's only school, is a voluntary aided primary with 213 pupils, and its presence (rather than a choice of three or four) tells you this is a place families settle into rather than pass through — reinforced by a median age of 46.7, well above the national 40.4. Housing follows the same logic: sales here skew toward detached and terraced homes, mostly freehold, with a median sale price of £530,000 against a national median of £281,000 and a regional one of £240,000 — this is not a village easing you in gently on price, and a "For Sale" board here is more likely to be selling character and space than affordability.

Green space is close at hand rather than sprawling — seven separate spaces across a modest 7.13 hectares, enough for a proper walk without needing to drive to a country park. There isn't a big food or nightlife scene to speak of, and the picture that emerges is of a place where weekends are spent locally and quietly rather than out on a strip of restaurants — which fits a village of 267 people more than it would a town. Health outcomes are strong, and the environment grade sits comfortably above average, both consistent with the space and quiet that define the place. The one number worth sitting with is crime: 12 incidents in the past year sounds trivial in isolation, but set against Solihull's borough-wide rate it comes out over three times higher proportionally, driven mainly by violence and sexual offences and some vehicle crime. The safety grade is still a solid B+ and the trend is flat, not worsening, but it's the one place where the "leafy and settled" story doesn't fully hold, and it's worth noting rather than skating past.
