Gwernllwyn-Bach

Terraced rows dominate here, small streets built for a working valleys town rather than for show, and the six sales on record are all freehold terraces changing hands around the £112,500 mark. That single fact tells you most of what you need to know before you even turn the corner: this is a place where property is bought outright, held, and passed on, not flipped or rented out to a revolving cast of tenants.

The numbers underneath that streetscape are stark. Gwernllwyn-Bach sits in the most deprived decile in Wales on both income and the wider multiple deprivation index, and the median house price of roughly £112,500 is about 6% below even Merthyr Tydfil's own borough average, which is itself well under the Welsh norm. And yet the place doesn't read as run-down when you check the surrounding grades: connectivity, affordability and housing all come back above the Welsh average, full-fibre broadband reaches three in four homes, and the environment grade is the strongest of the lot. The one figure that jars against that pattern is safety — crime here runs at nearly four times the rate of the wider council area, with violence and sexual offences alone accounting for over four in ten recorded incidents in the past year. That's the detail that deserves a straight look rather than a shrug: this is a small, deprived, well-connected community where the crime rate has decoupled from almost everything else about it.

Day-to-day, it's a quiet, older-skewing population — median age 40, density well below the Welsh average despite the tight terraced layout — living somewhere small enough that eight transport stops cover the whole area without a rail station to anchor a commute. That absence matters more than any grade: if you need trains, this isn't the base for it, and you'll be planning journeys around buses or a car by default. Rent sits exactly at the Welsh median, which is worth noting given how far below average the purchase price runs — buying here costs far less relative to Wales as a whole than renting does, a gap that tends to appeal to people planning to stay rather than pass through.
