Greenacres

Terraced streets, packed close, with the density of somewhere far bigger than its population suggests — Greenacres feels like a compact, working corner of Oldham rather than a leafy suburb its name might promise. The housing here is old and tightly packed by design, not by accident, and that shapes everything else about how the place lives.

Money is the honest starting point. This is a decile 2 area for deprivation and decile 1 for income, meaning most of England sits above it on both counts, and the average house here — around £150,500 — is roughly a fifth cheaper than Oldham's own borough median, itself already well below the national figure. A For Sale board on one of these streets is overwhelmingly likely to say "terraced, leasehold": the sales data shows 27 of the last 38 transactions were terraces, and leasehold outnumbers freehold by nearly four to one. That combination — cheap, dense, mostly rented-tenure-adjacent stock — tells you this is a starter-home and rental market more than a forever-home one, and rents around £921 sit below the national average, which will matter more to some readers than the sale price ever will.

Schools follow a similar local pattern: Greenacres Primary Academy and Oasis Academy Clarksfield both carry Good ratings, useful anchors if you've got small children, though St Anne's RC Primary down the road was rated as needing improvement, a reminder that quality varies street by street rather than area-wide. The area's own overall grade sits at a solid B+, undercut by weaker marks for nightlife and health — the constellation here is one of decent fundamentals (environment scores an A, connectivity and affordability both B+) with a few flatter patches rather than uniform excellence. Crime is where the numbers need translating carefully: the raw count is vanishingly small, a single reported incident of violence and sexual offences making up the entire local total, yet the comparison to Oldham's borough-wide rate shows local crime running far higher proportionally — a case where a tiny sample produces a large-looking percentage, and both things are true at once.
