Summary of Eel Pie Island
Eel Pie Island reads as a cluster of low-rise houseboats, artists' studios and riverside cottages, reached across a footbridge from Twickenham rather than by any road — the kind of address that makes people ask "wait, you live where?" It has long attracted a particular sort of resident: painters, musicians, people who like the idea of tide tables mattering to their commute, and those who simply want the Thames outside the window rather than down the road.
The practical picture is a little unusual for London. There's no rail station on the island itself, but Twickenham Rail Station sits close enough to anchor a commute into the city, and with a median age of 40.7 you're looking at a settled, established population rather than a young professional turnover crowd. Schooling is a genuine strength — St Mary's Church of England Primary carries an Outstanding rating, and Orleans Park School's progress 8 score of 0.88 suggests pupils do well once they're there, which matters more to most buyers here than the size of the shortlist. Housing itself is dominated by flats on leasehold terms, split roughly two-to-one against freehold houses, and that shapes what a For Sale board here actually means: you're more likely buying a share of a converted riverside building than a house with a garden, with the local median around £575,000 sitting comfortably below the borough figure of £650,000, though well above the national picture.
