East Wickham

Rows of interwar semis line the streets here, pebble-dashed and well-kept, with the odd flat conversion breaking up the pattern near the main roads. It reads as settled rather than showy — the kind of place where people stay put, hedges get trimmed, and cars outnumber pedestrians on a weekday afternoon. There's little in the way of a distinct high street buzz; this is a residential pocket of Bexley, not a destination.

The numbers back up that settled feeling: median age is just under 40, close to the national average, and this isn't a place in flux. A semi-detached freehold on one of these streets is the default sale, and at a median approaching £440,000 locally, prices sit above the England-wide figure though below the London norm — Bexley itself commands more, so East Wickham reads as a relatively affordable way into the borough rather than a premium corner of it. Welling Rail Station serves the area for those commuting into town, and families have East Wickham Primary Academy on the doorstep, though the secondary picture is more mixed: Welling School carries a Requires Improvement rating and a weak Progress 8 score, which matters if you're planning that far ahead. Willow Dene, a specialist Outstanding-rated school, also sits in the mix, serving a different cohort of families.

Green space is generous for a suburb this dense — nine plots totalling 35 hectares gives it a genuinely leafy feel underfoot, more breathing room than the London average per head. That's the strongest card this place holds day-to-day: dog walks, football kickabouts, somewhere to decompress without a car journey. What's harder to find locally is a restaurant scene or nightlife of any note — the grade here is honestly weak, and if you want a proper night out you'll be travelling for it. Healthcare access reads the same way: thin on the ground relative to national patterns, worth checking against your own GP registration before committing.
