Summary of East Dean and Friston
Chalk downland and detached houses set well back from the road — that's the first thing you notice driving through East Dean and Friston, along with how few people you actually see. This is a village in the fullest sense: the population sits in the seventies, density is a fraction of the South East average, and the median age is 61. It attracts people who have already done the commuting and the school runs and are done with both.
That last point matters more than most, because the practical picture here is thin on the things a working-age household usually asks about. There's no rail station or named school in the local data, and the connectivity grade (C+) is the one soft spot in an otherwise strong set of marks — full-fibre coverage sits at 68%, respectable but not exceptional. Housing, by contrast, tells a clear story: eleven recent sales, all freehold, nearly all detached, with a median price of £575,000 against a national detached median of £420,000. A board outside one of these houses is advertising a freehold family home to someone who already owns outright elsewhere, not a first-time buyer. Against the wider Eastbourne district, prices here run about 5% higher, and this is a village punching well above its parent town — the price sits at the 91st percentile nationally.
Day-to-day life moves at the pace you'd expect. There are seven green spaces recorded for a place this size, generous relative to the population, and the South Downs setting does most of the work without anyone needing to name it. Crime is low in absolute terms — two incidents logged in the past twelve months in the headline figure, with anti-social behaviour and, further down the list, violence and sexual offences making up the bulk of the wider annual breakdown — and the safety trend reads flat, meaning nothing here is getting better or worse, it simply stays quiet. The area's IMD decile of 9 and income decile of 10 confirm what the streetscape already tells you: this is among the least deprived, best-off corners of the country, and the health grade (B) and environment grade (A) back that up.
