Douglas and Angus

Douglas and Angus reads as pebbledash and privet hedges rather than tenements — a low-rise suburban stretch on the edge of Dundee where the streets are wide, the gardens are real gardens, and nobody is walking anywhere in a hurry. It's the kind of place that doesn't perform for visitors because it isn't built for them; it's built for the people who already live there, and it shows in the quiet.

The housing here tells its own story before you even look at a price. A median house price a little over £140,000 sits well under what you'd pay across much of Scotland, and combined with an income decile of 2 and a deprivation decile of 3, this is a suburb that sits toward the less affluent end nationally — not a place in crisis, but one where money is tighter than the tidy front gardens might suggest. With three schools serving the area, families here tend to be settled rather than transient; the median age of 41.6 is close to the national average, which points to a community of established households rather than young professionals passing through or students filling HMOs.

What's striking is the mismatch between the grades. Connectivity comes back as genuinely strong — 84% full fibre coverage is the kind of number you'd expect in a much pricier postcode, and it's paired with solid marks for the environment and for safety, both ahead of where you'd guess given the economic picture. Then health drops to a C+ and nightlife to the same, a reminder that this is a place for staying in rather than going out, and that day-to-day wellbeing here lags the more visible strengths. Green space is genuinely present — thirteen separate pockets adding up to over ten hectares — so there's room to walk a dog or let children run that doesn't depend on a car journey, even if the eating-out and evening-economy side of life is thin on the ground.
