Summary of Cubitt Town
Cubitt Town is towers and terraces sharing the same postcode — the riverside high-rises of the Isle of Dogs giving way, a few streets back, to older brick cottages and low-rise estates, with the DLR clattering overhead through most of it. It's young, dense and unmistakably built for people who work nearby rather than people who grew up here: the median age sits at 33.6, a good deal younger than London as a whole, and the population is packed in at a density most of the country would find startling.
For getting about, this is a DLR postcode rather than a mainline one — Island Gardens and Mudchute stations anchor the area, and with 18 stops within reach you're rarely far from a platform, even if the single-rail-line count means Canary Wharf's Elizabeth line services are a walk rather than a step away. Schools are the area's strongest card by some distance: the borough-wide Ofsted picture is solid, and Harbinger Primary, St Luke's Church of England Primary and Canary Wharf College's East Ferry site all carry Good ratings, giving families a genuine spread of choice within a small radius. Housing tells its own story — leasehold flats dominate the market completely (43 of the last 57 sales), freeholds are the exception rather than the rule, and at a median of £447,000 you're buying below the Tower Hamlets average and well below the London-wide figure, though still comfortably above the national one. Rent, at a median of £2,429, reflects the same pull: this is a place people pay a premium to be near the water and the Wharf, not a bargain corner of the city.
