Summary of Craig Gelli-wen
Terraced rows run the length of Craig Gelli-wen, almost all of them freehold, almost all of them the same pale valley stone you see right across this part of Caerphilly county. There's no new build here and no flats to speak of — just one long streetscape of solid, older terraces that people tend to own outright rather than pass through as renters, which gives the place a settled, unhurried feel rather than a transient one.
The numbers behind that feeling are stark in places. This is one of the less well-off corners of Wales on both income and general deprivation measures, and the terraced houses sell for a fraction of the Welsh average — a typical sale here sits around £105,500 against a national figure closer to £160,000 for the same property type, which puts Craig Gelli-wen among the cheapest five per cent of areas nationally for house prices. Yet set against that is a safety grade that comes out top of the scale, and against the immediate council area of Caerphilly the crime rate here reads dramatically lower, not higher — a reminder that with a population this small, a single year's crime count of a dozen-odd incidents can swing the statistics wildly, so treat the raw comparison with a pinch of salt even as the lived pattern (quiet, low-key, little trouble) holds up. Violence and sexual offences make up the largest single share of what little crime there is, which is a common pattern in small communities rather than a red flag specific to this street.
