Cheriton Fitzpaine

Stone cottages and detached houses line the lanes here, and there's little pretence of anything else — this is a working Devon village where the properties are large, the plots are generous, and nobody is building flats. Sale boards, when they appear, tend to say the same thing: detached, freehold, and priced for people who already own something to sell. With a median sale price of £600,000 against a national figure of £281,000, and sitting well above even its own county parent, Mid Devon, this is not a starter-home village — it's a landing spot for people trading up or trading in a city postcode for space.

The numbers on daily life tell a consistent story of calm. Safety here rates at the top of the scale, and transport does too, which sounds odd for a village until you realise it means what exists — four stops, no rail station in the data — functions well for what people actually need locally rather than promising a commute into Exeter or beyond. There's one school, Cheriton Fitzpaine Primary, a small community school with 94 pupils; no Ofsted rating is on record, so judge it on reputation locally rather than a letter. A median age of 48.6, well above the national 40.4, tells you plainly who lives here: settled couples and older residents rather than young families chasing their first mortgage, though the school's presence means it isn't purely a retirement pocket either.

Green space is modest in acreage — four pockets amounting to well under a hectare — which matches a place where the real outdoors is the surrounding farmland and lanes rather than a formal park. There's no named restaurant or pub in what's on record, and no second school or health facility listed, so day-to-day amenities likely mean a drive rather than a stroll. Full-fibre broadband reaches under 60% of the village, decent but not universal, worth checking street by street if working from home matters to you. The crime picture, small in absolute terms, is dominated by violence and sexual offences at over half of recorded incidents — in a village this size that can mean a handful of cases moving the percentage sharply, so read the share cautiously rather than as a pattern.
