Summary of Cheriton Bishop
Detached stone and render houses set back behind hedges, a scatter of farm buildings, and roads that narrow to single track the moment you leave the A30 — this is the kind of Devon village where the streetscape tells you immediately that nobody's just passing through. It attracts people who've made a deliberate choice: older, settled, mostly homeowners, with a median age around fifty that puts it well above the national norm. There's no high street bustle to speak of, and that's rather the point.
The practical picture is mixed in a way worth sitting with. Cheriton Bishop Community Primary School, the village's own, currently carries an Ofsted rating of Requires Improvement, which is the one grade here that breaks the pattern against an otherwise strong set of marks for safety and health — worth a conversation with the school directly if you've got young children, rather than a box you can tick from the outside. Housing, meanwhile, is almost entirely detached and freehold: of the recent sales sampled, the overwhelming majority were detached homes bought outright, and the median price of £425,000 sits well above both the national and South West averages, and over 50% above the wider Mid Devon figure. This is a place you buy into rather than rent into — there's essentially no rental turnover to speak of, and the housing grade (a more modest C+) reflects stock that's older and less flexible than the price tag might suggest, even as the affordability grade stays solid given local incomes.
