Catherine-de-Barnes

Detached houses set well back from the road, gravel drives, hedges trimmed into straight lines — Catherine-de-Barnes reads as the kind of village where nobody is in a hurry and everybody owns their own front door. With a population that barely fills a large housing estate elsewhere, and a median age of fifty, this is a place built around people who have already done the hard climbing of life and have landed somewhere quiet on purpose.

The numbers back up that impression of comfort. This sits in the top decile nationally for both deprivation and income, meaning it's about as well-off as England gets, and a typical sale price above £400,000 — against a national median closer to £280,000 — puts it firmly among the pricier corners of the West Midlands, 23.8% above Solihull's own borough-wide figure. Detached houses dominate what sells here, freehold is the norm rather than the exception, and a For Sale board on this street is almost always announcing a family home built to be owned outright, not flipped or let. The one soft spot in an otherwise strong picture is transport: schools score well and connectivity is solid, but the transport grade lags behind everything else, a C sitting against a run of Bs and B+s. There's a single sampled school, Tudor Grange Primary Academy Yew Tree, rated Good rather than Outstanding — decent, not exceptional, and worth knowing rather than assuming.

Green space here is scarce in headline terms — just a couple of named plots covering under two hectares — but the low population density per resident means it doesn't feel squeezed the way the raw figures might suggest. This isn't a village built around a bustling parade of restaurants or a market square; day-to-day life leans on what Solihull and its surrounding villages offer rather than anything within Catherine-de-Barnes itself. Crime is genuinely low in absolute terms — six incidents logged in the past year — though the rate per head is notably higher than Solihull's borough average, and violence and sexual offences make up the largest single share of what does occur. The safety trend is flat, not worsening, so this isn't a place sliding in the wrong direction; it's just a small population where a handful of incidents move the percentages more than they would in a larger area.
