Cae-Pant Tynyll

Terraced streets dominate here, tightly packed and built for a workforce that no longer commutes to the same places its houses were built for — the kind of streetscape where nine out of ten sales are freehold terraces changing hands quietly rather than a market with much churn. It's a small, dense pocket, more populated per hectare than the Welsh average by some distance, and the people you see about tend to be older rather than younger, the median age nudging above 43.

The numbers underneath that streetscape tell a blunter story. Cae-Pant Tynyll sits in the most deprived decile in Wales on both income and the wider deprivation index, and house prices reflect it: a typical sale here lands around £110,000, which puts it well below both the Welsh average and even below Merthyr Tydfil itself, the council area it belongs to. That's a place where a For Sale board means a modest terrace, freehold, likely needing some work, priced for a first buyer or a landlord rather than anyone trading up. Rent, oddly, tracks the Welsh average almost exactly, so the economics of buying versus renting here are unusually favourable for owners.

Safety is the area's obvious soft spot, and it's worth being direct about it rather than burying it in a grade. Violent and sexual offences make up over a third of recorded crime, well ahead of anti-social behaviour and shoplifting next on the list, and the overall crime rate runs vastly higher than the Merthyr Tydfil average — not a rounding difference, a genuinely different order of magnitude. That one grade sits noticeably below the rest of the picture: connectivity, affordability, health and nightlife all read as solid-to-good, environment scores strongly, but safety is the outlier that a longer look at this place can't smooth over. Full-fibre broadband reaches the large majority of homes, which matters if you work from that terrace rather than commute out of it.
