Bulls Cross

Bulls Cross doesn't feel like London in the way most people picture it. Detached houses sit on generous plots, hedges rather than terraces line the roads, and the pace is closer to Hertfordshire countryside than inner-city suburb. This is the edge of Enfield borough where the city runs out of steam and green space takes over, and it attracts people who want a house with land rather than a flat with a view.

The practical picture here is a genuine trade-off. Crews Hill Rail Station gives you a line out, but the connectivity grade sits at a D+, and that's the honest heart of this place: you're buying space and quiet at the cost of easy transport links. Schools fare better — Forty Hill CofE Primary School carries a Good Ofsted rating, and St Ignatius College posts a solid Progress 8 score of 0.85, which will matter more to most families here than the train timetable. With a median age of 42, this reads as an area of settled households and older children rather than young commuting couples chasing the fast line into the City.

Green space is doing real work in daily life — 4.81 hectares across the area's open spaces gives a rural edge that's rare this close to London, and it shapes weekends around walking and outdoor space rather than restaurant crawls or nightlife (the area's own nightlife grade is respectable, but this isn't where people come for that). The safety picture is worth sitting with for a moment: the overall crime count is low in absolute terms, and the safety grade lands at a solid B, but the crime rate here runs dramatically higher than the Enfield borough average — anti-social behaviour and violence and sexual offences top the local breakdown. That gap between the reassuring letter grade and the stark comparison to the borough is the one number worth remembering before you commit.

On price, this is not a cheap corner of London. The median sale price of £712,500 sits nearly 60% above the Enfield borough median, and the market here is dominated by detached freehold houses — the kind of For Sale board that says "family home," not "starter flat." Against the national figures this puts Bulls Cross among the more expensive small pockets of the country, despite an income decile of just 2 and an IMD decile of 3, which tells you property wealth and day-to-day household income don't line up neatly here. This suits people who already have equity tied up in a house and want more space for it, more than those looking to get a foot on the ladder. If a slower, greener, car-and-train-dependent life appeals more than transport convenience or nightlife on the doorstep, it's worth a visit — just go in with eyes open about the commute and the crime comparison to the wider borough.
