Bishop's Cleeve

Bishop's Cleeve reads as a large village that grew into a town without quite losing the instinct: roundabouts and estate roads of semis and detached houses radiating out from a high street that still does the basics — a Co-op, a chemist, a few independent trades — rather than performing for visitors. It sits under the Cotswold edge outside Cheltenham, and the streetscape tells you this is a place people move to for space rather than spectacle.

The numbers back up that first impression of quiet solidity. This is decile 8 territory for deprivation — among the less deprived parts of the country — and house prices at a median of around £320,750 sit close to the regional norm but comfortably above the national one, and about 6% higher than the wider Tewkesbury district it belongs to. A property board here most often reads "semi-detached, freehold": the market is dominated by owner-occupied houses rather than flats or rentals, with detached homes changing hands for around £501,000 against a national detached median nearer £420,000 — a town where buying in generally means buying a whole house, not a share of one. Schooling is solid rather than spectacular: Grangefield Primary holds a Good rating, and Cleeve School, the large secondary academy, posts a Progress 8 score modestly above zero, meaning pupils here tend to do slightly better than the national average would predict. With a median age of 41.3, close to the national figure, this isn't dominated by one generation — you'll find young families alongside people who arrived decades ago and simply stayed.
