Baildon Wood Bottom

Wood Bottom is the kind of pocket you find yourself in almost by accident — terraces and semis packed tight on the valley floor, the density here running well above both the regional and national average, which tells you this is a place of streets rather than gardens. It reads as settled rather than transient: a median age in the high thirties, mostly freehold semis changing hands, the sort of streetscape where a For Sale board means someone's moved on after raising a family here, not a landlord cycling tenants through.

The housing picture is straightforward once you look past the headline numbers. Semi-detached homes dominate the local market, nearly all freehold, and prices sit a little above what you'd pay elsewhere in Bradford but still comfortably below the regional and national medians — this is not a place chasing London-style price tags. Council tax bands come in below both the regional and national norm too, which softens the monthly arithmetic. Connectivity grades well here, full fibre reaching the large majority of homes, so working from the box room is a realistic option rather than a compromise.

Crime is the number that needs framing carefully. The twelve-month total looks tiny in isolation, but set against Bradford as a whole this is a rate wildly higher than the borough average, driven overwhelmingly by violence and sexual offences, which account for well over four in ten recorded incidents, with anti-social behaviour a distant second. That's the one grade that breaks the pattern — everything else here (affordability, connectivity, environment, health, housing) sits at a solid B+, comfortably above the national average, while safety alone drops to a B. It's worth sitting with that contrast rather than averaging it away: this reads as a place that's genuinely pleasant to live day-to-day, with one sharp edge worth asking a local about before you commit.
